Seller’s market continues on Hilton Head Island

The Hilton Head Island real estate market continues to reward well-prepared sellers while creating more room for thoughtful negotiations. Inventory remains limited, prices are stable, and the current pace of sales keeps the island firmly in a seller’s market.

Average cumulative days on market now stands at 110 days, down slightly from 111 last month, an improvement of 0.9%. However, homes are taking 50.7% longer to sell than the 73-day average reported in August 2025. Buyers are clearly taking more time to compare properties and consider value. For sellers, accurate pricing and strong presentation remain important.

Active inventory declined from 874 listings last month to 844 today, a decrease of 3.4%. Inventory also is 4.8% below the 887 properties available at this time last year. This decline gives buyers fewer choices and helps maintain seller leverage, especially for properties priced correctly from the beginning.

Closed sales now total 1,154 for the year, an increase of 138 since last month. That monthly gain was 13.2% below the 159 closings reported in August 2025. Pending sales remain encouraging, with 1,244 properties going under contract so far this year. That pipeline shows buyers are still active and should support continued closings in the coming months.

Based on the year-to-date sales pace, Hilton Head Island is averaging about 172 closed sales per month. With 844 active listings, the market currently has 4.9 months of inventory. Six months is generally considered a balanced market, so the island remains a seller’s market. The current supply is 1.1 months below that level, giving sellers an advantage without creating the extreme conditions experienced during the busiest years of the market.

The list price-to-sale price ratio also improved, rising from 94.9% last month to 96.5%. That is also above the 95.2% reported one year ago. This suggests sellers are receiving stronger offers, particularly when their properties are presented well and priced in line with current market conditions.

The median sale price now stands at $1,172,214. That is nearly unchanged from $1,175,667 last month and just 1% below the August 2025 median of $1,183,529. This continued stability is encouraging and shows values are holding up well.

Overall, Hilton Head Island remains a healthy seller’s market. Buyers have more time to make careful decisions, but limited inventory and steady demand continue to favor sellers.
